By July, construction had started on Post Oak Phase I along Ammann Road after the 65-lot final plat reached Fair Oaks Ranch City Council for consideration June 4.
Residents near Ammann Road can expect construction activity as public streets, privately maintained drainage infrastructure and water lines are built for Post Oak Phase I, while the June package also tied planned borrowing to wider road and utility work.
Before June 4, Post Oak Phase I had preliminary-plat approval; the packet said the final plat satisfied the attached conditions. The proposal covered about 113 acres north of Rolling Acres Trail and Ammann Road.
The final-plat material divided the phase into 60 one-acre minimum residential lots and five greenbelt or drainage-easement lots. The packet described it as the first of four phases in an approximately 344-acre subdivision governed by an August 2025 development agreement.
Road and Utility Financing Shared the Agenda
The June budget amendment proposed recognizing $7 million in certificates-of-obligation proceeds for utility capital work and $11.3 million in authorized but unissued general-obligation proceeds for roads. Of the road amount, $7 million was planned for September 2026 and the balance for a later fiscal year. Those figures describe proposed financing entries, not total project costs or a household tax increase.
