Four Acres on Dietz Elkhorn Could Get Front Parking

A planned unit development, or PUD, would place site-specific standards over the property's base zoning. The city's workshop material says streets, sidewalks, driveways, parking, infrastructure and open space standards continue to apply except where an approved ordinance specifically modifies them. That makes the two requested departures consequential: they would shape the building's relationship to the road, while the rest of the project would still face ordinary review.

The concept is about four acres, according to the staff report. The preliminary drawings appear in Attachment A of the packet. They show a concept, not a final site plan or a construction approval; residents should use the proposed addresses and item number when comparing any later version.

When residents can weigh in

The commission's Oct. 8 workshop is for feedback; the packet anticipates City Council feedback on Oct. 15, followed by a final plan and public hearings if the applicant proceeds.

The Planning and Zoning Commission meets Thursday, Oct. 8, at 6:30 p.m. in the Public Safety Training Room at the police station, 7286 Dietz Elkhorn Road. The posted agenda says people who want to address the commission should sign the attendance roster at the room entrance; speakers have five minutes. Residents can inspect that agenda for the meeting logistics and the packet for the preliminary design before the workshop.

The important next test is the final PUD plan: it would show whether the front parking and setback requests survive feedback and how the applicant addresses site design. Public hearings before the commission and City Council are listed as later steps. Those filings and hearing notices will establish when the city is ready to decide the zoning request.
