The proposal would give youth, high-school and college baseball players an appointment-based training site while requiring customers to share 52 regular and four ADA parking spaces with two neighboring buildings.
The city packet places the facility in Building 3 at 18443 State Highway 46. The applicant expects the busiest period from about 5 to 9 p.m., after the regular 9 a.m.-to-5 p.m. employee parking demand at Buildings 1 and 2 decreases.
How the facility would operate
The application describes private and semi-private instruction for youth, high-school and collegiate baseball players. Proposed services include batting, pitching and defensive instruction, throwing programs and athletic-performance training, with limited equipment and apparel sales as an accessory use.
The operating plan anticipates no more than two athletes in each of four batting cages, groups of up to four in the strength area and four in the open-turf area. The applicant estimates about 16 customers per hour during normal peak operations, with as many as five coaches working at full capacity.
