Texas property owners can protest unequal appraisal, and one useful path is showing the subject is above the median appraised value of a reasonable number of comparable properties after appropriate adjustments. Start close to the property, keep the same property type when possible, then narrow by homestead status, lot size, CAD value, and land value.
The homestead filter matters because residence homestead appraised values can be capped, so capped homestead rows may lag behind the same neighborhood's uncapped CAD signal. Use non-homestead when you want cleaner uncapped comparisons; use homestead when the argument needs similarly situated owner status.
